New Homes for South Chicago, Phase IV

Our New Homes for South Chicago program continues to flourish with the number of homeowners in the community steadily growing. Through four phases of the City’s New Homes for Chicago program we have developed more than 30 single-family homes and 2-flats over the past ten years.

Available to buyers are our newly designed single-family homes at a base price of $195,000, and new two-flats at a base price of $265,000, working in partnership with the

City of Chicago Department of Housing. Depending on your family size and income, you may qualify for subsidies that lower the purchase price.

Typical Features (subject to change)

3 bedrooms including a master bedroom

1 ½ - 2 ½ baths
large kitchen and spacious living areas

kitchen appliances
washer/dryer and A/C hook-ups
wood baseboard and door trim
wrought iron fencing along the front of the house

alarm system
oversized lot (where available)

Buyers also select from a range of options and upgrades, including: additional kitchen cabinetry, ceramic tile in the kitchen, central air-conditioning, skylights, a finished basement, a garage, and hardwood floors.

The energy-efficient ‘green friendly’ houses we developed in our most recent round of New Homes received national recognition from The Home Depot Foundation’s Award of Excellence and a Chicago Neighborhood Development Award sponsored by LISC/Chicago in 2005. What do I do if I am interested in buying a new home?
If you are interested in owning a home or two-flat, Claretian Associates can provide you with the assistance you need. We can help you determine if you are ready to buy a new home, and we can help you plan for a future home purchase if you are not.

Many financing options are available, including programs with low down-payment requirements. We can refer you to one of our many community lending partners when you are ready to apply for a mortgage. Asset Management

Claretian Associates owns and oversees management of 37 rental apartments for South Chicago families. Rehab South Chicago offers 8 apartments and opened in 1995. Our Casa Kirk Apartments opened its doors to 29 families in 2004. Claretian Associates developed Casa Kirk in partnership with Interfaith Housing Development Corporation of Chicago. The project is named for the late Rev. Martin J Kirk, CMF, a Claretian priest and one of our founders dedicated to the unity and revitalization of South Chicago. .

Assisted Living - Victory Centre of South Chicago

A long term goal for South Chicago senior advocates is coming to fruition with Victory Centre of South Chicago now under construction.  Located on the 3200 block of east 92nd street, Pathway Senior Living and NHS Redevelopment Corporation are developing a senior campus two blocks from Villa Guadalupe, representing $50 million in investment for the community. The senior campus will include over 100 assisted living units (slated for completion in summer 2009) as well as a City Department of Senior Services' satellite senior center and senior independent living apartments. The development team includes architect, Harley Ellis Devereaux and general contrator, Pepper Construction.
